Lenders on our panel, from majors to smaller non-banks.

No cost

Most home loans are lender-paid, so our advice costs you nothing.

Independent

Not owned by a bank. No product quotas, no house brand to push.

Borrowing power estimator

Start with a number, not a hunch.

Move the three sliders and we'll run the same style of arithmetic a lender does — income after tax, minus living costs and commitments, stress-tested at a buffered rate. The method is spelled out underneath, because you should be able to check our working.

Your numbers

$180,000

Combined annual salary or business income for everyone on the loan.

$900

Car and personal loans, credit card minimums, HECS, other repayments.

$150,000

Cash, gifted funds or equity you can put towards the purchase.

How we get there

  1. Income after an assumed 28% average tax rate, divided by twelve.
  2. Less an assumed household living allowance of $3,400 a month.
  3. Less your existing monthly commitments — what's left is repayment capacity.
  4. Converted to a loan size at a buffered assessment rate of 8.50% p.a. over 30 years.
  5. Property price adds your deposit and sets aside about 5% for duty and fees.

Indicative borrowing range

$780,000 – $915,000

Estimated property price range

$885,000 – $1,015,000

Deposit covers 16% of the purchase, so you'd borrow the remaining 84%.

Under a 20% deposit, lenders mortgage insurance usually applies — there are ways around it worth discussing.

Monthly repayment capacity
$6,500
Assessed at
8.50% / 30 yrs

Indicative estimate only. This is a rule-of-thumb calculation using assumed tax, living costs and a buffered rate — it is not an approval, an offer, or personal financial advice. Every lender assesses income, expenses and credit differently. Speak to us before making decisions.

The process

Four steps, no mystery.

Most clients go from first call to pre-approval inside a fortnight. You'll always know which step you're on and what we're waiting for.

Start step one
  1. 01

    A conversation, not a form

Twenty minutes on the phone or in the Balmain office. What you earn, what you owe, what you're trying to do.

  2. 02

    The real numbers

We assess you the way lenders do and send back a written borrowing position — including the lenders who'd say no, and why.

  3. 03

    Application and pre-approval

We prepare the file properly the first time, chase the lender, and keep you posted without you having to ask.

  4. 04

    Settlement, then the annual check

We coordinate with your conveyancer to settlement, then review your rate every year to make sure it still stacks up.

Why independent matters

We work for you, and we say so out loud.

A bank branch can only offer you what's on its own shelf. We look across a panel of more than forty lenders, including ones you won't have heard of, and we'll tell you plainly when your existing loan is already the better deal.

  • Written recommendations. You get the comparison in writing, not a verbal pitch you can't check later.
  • One point of contact. The broker you meet is the person who handles your file to settlement.
  • An annual rate review. Loans drift. We check yours every year and tell you if it's slipped.

What people say afterwards.

"We'd been told by two banks we were $200k short. Harbourline restructured the credit cards, went to a different lender, and we bought in Rozelle four months later."
Ana & Dev P. · First home, Rozelle
"The refinance saved us real money, but what I actually valued was being told which option not to take and exactly why."
Michelle R. · Refinance, Drummoyne
"Third investment property through them now. They answer the phone, they know our structure, and nothing gets sprung on us at the last minute."
Sanjay K. · Investment lending

Questions

The ones we get most.

What does a broker cost me?

For most residential home loans, nothing — the lender pays us once your loan settles. If a piece of work ever does carry a fee, we tell you the amount in writing before we start it.

How much deposit do I actually need?

Twenty per cent of the purchase price avoids lenders mortgage insurance, but plenty of loans settle on less. Under 20% you'll usually pay LMI, and there are schemes and guarantor structures worth checking first.

Will talking to you affect my credit score?

An initial conversation and a borrowing assessment don't touch your file. A credit enquiry is only recorded when you tell us to lodge a formal application, and we'll always confirm before that happens.

How long does pre-approval take?

Once we have your documents, most pre-approvals come back within a week or two depending on the lender. Getting the file complete up front is what keeps it at the short end of that.

Let's find out what's actually possible.

Twenty minutes, no obligation, and you'll leave with a number you can trust.
