Services

Engage us for the whole search, or for the twenty minutes that decide it.

Most clients take the full service. Plenty engage us only to negotiate on a house they've already found, or to bid at a Saturday auction they'd rather not attend. Everything below is priced and scoped before you commit.

How we charge

No commissions. No surprises at settlement.

Full-service engagements are charged as a percentage of the purchase price on a sliding scale, with the rate agreed in writing before we start. Single-task services are flat fees. Everything is quoted in AUD and includes GST.

Questions

The ones we're asked on every first call.

How long does a full search usually take?

Most engagements land somewhere between six and twelve weeks from brief to signed contract. A tight brief in a thin market takes longer, and we'd rather tell you that at the start than let you assume otherwise.

Can you help if I've already found a house?

Yes — that's the negotiation-only service. We appraise it, form a view on where the vendor sits, and run the negotiation. It's a flat fee and can be arranged in a day or two if the campaign is moving.

Do you buy for interstate and overseas clients?

Regularly. Video walkthroughs, written appraisals and coordinated inspections mean a number of our clients have never stood in the property before settlement day.

What areas do you cover?

Our depth is Brisbane's inner north-west — Ashgrove, Bardon, The Gap, Newmarket, Red Hill, Alderley, Enoggera and the surrounding suburbs. We take briefs further out, and we'll say honestly if a suburb is outside what we know well.

Are you ever paid by the seller?

Never. No vendor commissions, no developer fees, no referral payments from brokers, inspectors or conveyancers. Your engagement fee is the only money that reaches us.

What if we don't find anything?

The engagement agreement sets out the search period, what the retainer covers, and what happens if you pause or stop. We'd rather walk away from a brief that can't be met than spend your money pretending otherwise.

Not sure which one you need?

Build your brief and we'll tell you honestly whether a full engagement is worth it, or whether one afternoon of negotiation would do the job.
