Brief to keys. Search, shortlist, inspect, appraise, negotiate or bid, and hand you over to your solicitor with everything documented.
Independent buyer's agency · Ashgrove, Brisbane
Every property in Brisbane comes with a professional negotiator already attached — the selling agent, paid by the vendor. We're the ones you bring. We search, shortlist, inspect, appraise, negotiate and bid, and we never take a cent from a seller.

The buying brief
A buying brief is the document every engagement starts with — budget, suburbs, property type, and the handful of things you won't compromise on. Assemble yours below and we'll write it back to you in plain English, along with an indicative engagement fee for a full-service purchase.
We treat the top of your budget as a ceiling, not a target. Your working band appears on the right.
Add as many as you like — or leave it blank and we'll suggest a search area.
No suburbs added yet.
Popular with our clients
You're looking for a 4-bedroom house in Brisbane, up to $1,150,000.
Indicative full-service engagement fee
$21,500 – $26,500
Based on 2.10% of a $1,150,000 ceiling, shown as a band because the final fee is set against the price you actually pay. Negotiation-only and auction bidding are flat fees — see services.
A sliding scale on the top of your budget: 2.40% to $750,000, 2.10% to $1.25m, 1.90% to $2m, and 1.70% above that, with a $12,000 minimum.
We then show a band of that figure minus 10% to plus 10%, rounded to the nearest $500, because the fee follows the purchase price rather than the ceiling. Indicative only — the fee in your engagement agreement is the one that counts.
We'll read it, then come back with the suburbs and price points we think are realistic — before you commit to anything.
Brief received — thank you. We'll read it properly and come back to you within one business day with an honest view of what it will take.

Why bring your own agent
We act for buyers and no one else. No vendor listings, no referral commissions, no developer stock we're quietly paid to move.
Every recommendation comes with a written appraisal and the comparable sales behind it, so you know what a property is worth before you're emotionally attached.
A decent share of Brisbane stock trades quietly. We're on the phone to selling agents every week, which is how those properties reach you first.
We negotiate and bid on your behalf, to a limit you set in writing. Nerves don't get to make the decision.
What we do
01
Brief to keys. Search, shortlist, inspect, appraise, negotiate or bid, and hand you over to your solicitor with everything documented.
02
You found it. We work out what it's worth and do the negotiating, from first offer to signed contract.
03
We bid to a written limit, with a strategy set the night before. You can be there or not — plenty of clients aren't.
04
A weekly shortlist against your brief, with the ones that don't measure up ruled out in writing and the reasons given.
05
Relationships with selling agents across the inner north-west, so pre-market and quiet listings reach you before the campaign starts.
06
Comparable sales, flood and overlay checks, building and pest coordination, body corporate records — before you're committed, not after.
07
Yield, land content, tenant demand and holding costs modelled out loud, so the numbers decide rather than the photography.
08
Selling as well as buying? We select and manage the selling agent for you, and sit on your side of the campaign.
09
Slower, more explained, and priced accordingly. Contracts, conditions and the Queensland concessions, walked through properly.
How an engagement runs
1
An hour together to turn your wish list into a written brief with a real budget, real suburbs and honest trade-offs.
2
On and off market. You get a weekly shortlist; we inspect first so you only spend Saturdays on properties worth seeing.
3
A written appraisal with the comparables attached, then the negotiation or the auction — to a limit you've set in writing.
4
Building and pest, finance dates, your solicitor, the pre-settlement inspection. We stay on it until the keys are in your hand.
Clients
“We'd lost three auctions on our own. Ashgrove told us honestly that our budget didn't match our suburb list, and then found the compromise we could actually live with.”
“The appraisal came in below the agent's guide and they showed us exactly why. We paid what the house was worth instead of what the campaign wanted.”
“I'm in Perth and bought an investment property in Brisbane without setting foot in it. Video walkthroughs, written due diligence, and a bid I didn't have to make myself.”
Twenty minutes on the phone will tell you whether a buyer's agent makes sense for what you're trying to do. If it doesn't, we'll say so.
