Every builder's website shows finished rooms and says "on time, on budget". Ours shows the ledger instead, because the useful question is not whether a builder has ever finished a nice kitchen. It is what they do when the stumps are rotten or the beam needs upsizing, and whether they tell you the same week they find out.

Two of the four jobs below went over. Both are written up with what it cost and why. If a builder tells you that never happens, they are either very new or not being straight with you.

    Quarry Hill

    Ran three weeks over. The original stumps were worse than the inspection suggested and we replaced the lot.

  • Bathroom and laundry renovation

    $41,500 · 6 weeks

    Strathdale

    On budget. Tiles arrived a fortnight late, so we resequenced and it cost the client nothing.

  • Deck and pergola replacement

    Kennington

    Finished early. Straightforward job on good footings.

  • Kitchen renovation, structural wall removed

    Two weeks over and $4,100 over. The beam had to be upsized after the engineer looked at the existing footing.
